מה הדברים שעל המשכיר לעשות או על השוכר. ובו ב סעיפים: המשכיר בית לחבירו חייב להעמיד לו דלתות ולפתוח לו החלונות שנתקלקלו ולחזק את התקרה ולסמוך את הקורה שנשברה ולעשות נגר ומנעול וכן אם נפחתה המעזיבה והתקרה בד' טפחים חייב לתקנה וכל כיוצא בזה מדברים שהם מעשה אומן והם עיקר גדול בישיבת הבתים והחצרות: הגה ואע"פ שנכנס שם השוכר [ וראה שלא היו שם דברים אלו לא] אמרינן דנתפייס במה שראה אלא על המשכיר לתקן תקן המשכיר דברים אלו ונשברו תוך ימי השכירות אם א"ל בית זה א"צ להעמיד לו אחר אמר לו בית סתם צריך לתקנו כל ימי השכירות (נ"י פרק השואל והגהות מיימוני פ"ו דשכירות) (וע"ל סי' שי"ב סי"ז):

What things are upon the landlord to do, or upon the tenant; it contains two se'ifim. One who lets a house to his fellow is obliged to set up doors for him, and to open for him the windows that were spoiled, and to strengthen the ceiling, and to prop up the beam that broke, and to make a bolt and a lock; and likewise, if the plaster flooring and the ceiling were broken through by four handbreadths, he is obliged to repair it; and every such thing among matters that are a craftsman's work and are a great essential in dwelling in houses and courtyards. Hagah [Rema]: And even though the tenant entered there and saw that these things were not there, we do not say that he was content with what he saw; rather, it is upon the landlord to repair them. If the landlord repaired these things and they broke within the days of the rental: if he had said to him "this house", he need not set up another for him; if he had said to him "a house" without specifying, he must repair it all the days of the rental (Nimukei Yosef, chapter "One who borrows", and Hagahot Maimoni, chapter 6 of the Laws of Hire) (and see above, siman 312, se'if 17).

Se’if 2ב׳

השוכר חייב לעשות מעקה ומזוזה ולתקן מקום המזוזה משלו וכן אם רצה לעשות סולם או מרזב או להטיח גגו הרי זה עושה משל עצמו: הגה וה"ה כל דבר שאינו מעשה אומן (טור) ובכל אלו העניינים הולכין אחר מנהג המדינה (טור בשם הרמב"ם):

The tenant is obliged to make the parapet and the mezuzah (the scroll of scripture fixed to the doorpost), and to prepare the place of the mezuzah, from his own; and likewise, if he wishes to make a ladder or a gutter, or to plaster his roof, he does it from his own. Hagah [Rema]: And the same holds for anything that is not a craftsman's work (Tur); and in all these matters they follow the custom of the country (Tur in the name of the Rambam).
