המוכר בית כור עפר ויש בו סלעים ובקעים. ובו כה סעיפים: האומר לחבירו בית כור עפר אני מוכר לך (והוא הדין אם אמר בית כור לבד) (טור ב"י ר"י והרא"ש) והי' בתוך השדות גאיות קטנים עמוקים עשרה טפחים אע"פ שאין בה מים או סלעים גבוהין עשרה טפחים (ורחבן ד') (טור בשם רשב"ם) (ואין בהם רובע הקב) (טור) אין נכללים בתוך הבית כור שאין אדם רוצה ליתן מעותיו במקום אחד ונראים כשנים או שלשה מקומות ולוקח אלו הגאיות והסלעים בכלל הבית כור בלא דמים: הגה ויש אומרים דנשארו למוכר ומ"מ הלוקח צריך ליקח שאר השדה בלבד שיוכל לעבור המחרישה ביניהם (טור בשם רשב"ם והרא"ש ונ"י ר"פ בית כור):

One who sells a beit kor (the space in which a kor of seed is sown) of soil, and there are rocks and clefts in it; it contains twenty-five se'ifim. One who says to his fellow: I am selling you a beit kor of soil (and the same law applies if he said "a beit kor" alone) (Tur; Beit Yosef; the Ri and the Rosh), and there were among the fields small gullies ten handbreadths deep, even though there is no water in them, or rocks ten handbreadths high (and four wide) (Tur in the name of the Rashbam) (and there is not a quarter-kav in them) (Tur) — these are not included in the beit kor, for a man does not want to give his money for one place and have it look like two or three places; and he takes these gullies and rocks within the beit kor without payment. Hagah [Rema]: And some say that they remain the seller's; and in any case the buyer need take the rest of the field only where the plough can pass between them (Tur in the name of the Rashbam and the Rosh, and Nimukei Yosef, beginning of chapter "Beit kor").

Se’if 2ב׳

היו פחות מכאן (ואפי' מלאים מים) (טור) נמדדים עמה בד"א בשלא היה בהם אלא בית ד' קבין והיו הארבע קבין מובלעים בתוך חמשת קבין בתוך רובה של שדה אבל היו יותר על ד' קבין (והם גבוהין ג') (טור בשם הרא"ש) או שהיו מפוזרים הרבה או אינם מובלעים אע"פ שאין בהם י' אינם נמדדים עמה:

If they were less than this (and even full of water) (Tur), they are measured with it. When is this said? Where there was in them only an area of four kav, and the four kav were enclosed within five kav, within the greater part of the field; but if they were more than four kav (and they are three high) (Tur in the name of the Rosh), or they were widely scattered, or not enclosed, then even though they are not ten, they are not measured with it.

היו נבלעים רובן במיעוטן [או] מיעוטן ברובן או שהיו מחולקים כמו חוט שוה או כמו עגול או כמו משולש או שהיו בהצדדין או שהיו דרך עקלתון כל אלו ספק והמוציא מחבירו עליו הראיה:

If they were enclosed, most of them in the lesser part, or the lesser part in the greater, or they were laid out like an even thread, or like a circle, or like a triangle, or they were at the sides, or they ran a winding course — all these are a doubt, and the one who takes from his fellow bears the burden of proof.
