המוכר חצר ובית הבד ומרחץ ועיר מה מכר בכלל. ובו ח סעיפים: המוכר את החצר מכר בורות שיחין ומערות שבתוכה וכל הבתים החיצונים והפנימים ובתים שיש בהן החול והחניות הפתוחות לתוכה אבל שאינן פתוחות לתוכה אינן נמכרות עמה היו פתוחות לכאן ולכאן אם רוב תשמישים עמה נמכרות עמה ואם לאו אינן נמכרות עמה ולא מכר את המטלטלין שבתוכה (שאינן נמכרין בכלל הבית) (טור ס"ב) ובזמן שא"ל הוא וכל מה שבתוכה הרי כל תשמישי הבית אע"פ שמיטלטלין מכורין (בר מחיטי ושערי) (טור ס"ג) בין כך ובין כך לא מכר את המרחץ ולא את בית הבד שבתוכה (וי"א דאם מצר לו מצרים החיצונים הכל מכור (נ"י פ' המוכר הבית בשם הרשב"א) כדאמרינן לגבי בור ודות וכבר נתבאר לעיל סי' רי"ד דיש חולקין גבי בור ודות וה"ה כאן):

One who sells a courtyard, an olive press, a bathhouse or a city: what he has sold with it; it contains eight se'ifim. One who sells the courtyard has sold the pits, ditches and caves that are in it, and all the houses, outer and inner, and the houses in which there is sand, and the shops that open into it; but those that do not open into it are not sold with it. If they opened both this way and that way — if most of their use is with it, they are sold with it, and if not, they are not sold with it. And he has not sold the movables that are in it (which are not sold within the house) (Tur, se'if 2); and when he said to him: it and all that is in it — then all the appurtenances of the house, even though they are movables, are sold (except wheat and barley) (Tur, se'if 3). Either way, he has not sold the bathhouse or the olive press that are in it (and some say that if he marked out the outer boundaries for him, everything is sold) (Nimukei Yosef, chapter "One who sells the house", in the name of the Rashba) (as we say with regard to the pit and the cistern; and it has already been explained above, siman 214, that there are those who disagree with regard to the pit and the cistern, and the same law applies here).

המוכר את בית הבד מכר את האבן הגדולה הבנויה בארץ שטוחנים עליה זתים ואת הכלונסאות של ארז שסומכין (הקורה) (טור) בהם בעת טחינת הזיתים ואת היקבים ואת הכלים שנותנים בהם הזיתים הכתושים והם המפרכות (ואת הלוחות שנותנים סביב לזיתים שלא יתפזרו) (טור ס"ד) אבל לא מכר את הריחים העליונה ובזמן שאמר הוא וכל מה שבתוכו הרי כולם מכורים בין כך ובין כך לא מכר את הכובשות שמכבשין בהם הזיתים ולא את הגלגל ולא את הקורה וי"א דאם אמר הוא וכל מה שבתוכו הרי אלו מכורים (טור שם) וכן נ"ל עיקר ולא את השקים (פי' שקים מנוצה של עזים ומרצופים הן של עור) (ה"ה שם) ולא את המרצופי' ואם א"ל בית הבד וכל תשמישיו אני מוכר לך כולם מכורים ואם היו חוץ לבית הבד חניות ששוטחים בהם זיתים או שומשמים אם מצר לו מצרים החיצונים שלהן קנה הכל ואם לאו לא קנה אלא מה שבתוכה:

One who sells the olive press has sold the large stone built into the ground on which they crush the olives, and the cedar beams on which they rest (the beam) (Tur) at the time the olives are crushed, and the vats, and the vessels into which they put the crushed olives, and these are the mefarchot (and the boards that they put round the olives so that they should not scatter) (Tur, se'if 4); but he has not sold the upper millstone. And when he said: it and all that is in it — all of them are sold. Either way, he has not sold the weights with which they press the olives, nor the wheel, nor the beam; and some say that if he said: it and all that is in it, these are sold (Tur there), and so it seems to me the main view. Nor the sacks (that is, sacks are of goats' hair, and bags are of leather) (the Rav haMaggid there), nor the bags. And if he said to him: I am selling you the olive press and all its appurtenances, all of them are sold. And if there were, outside the olive press, shops in which they spread out olives or sesame — if he marked out their outer boundaries for him, he has acquired everything, and if not, he has acquired only what is inside.

המוכר את בית המרחץ מכר את בית הנסרים שיושבים עליהם כשהם ערומים ואת בית היקמים (פי' הם ספלאות של עץ שנותנים בהם מים לפני כל אחד ואחד) (ה"ה שם בשם אבן מיגש) שנוטלים בהם המים ואת בית הספסלים שיושבים עליהם בחצר המרחץ כשהם לבושים ואת בית הוילאות שמסתפגים בהם אבל לא מכר את הנסרים עצמם ואת היקמים עצמם ולא את הספסלים עצמם ולא את הוילאות עצמם ובזמן שא"ל הוא וכל מה שבתוכו הרי כולם מכורים בין כך ובין כך לא מכר הבריכות המספקות לו מים בין בימות החמה בין בימות הגשמים ולא בית כינוס העצים ואם א"ל מרחץ וכל תשמישיו אני מוכר לך הרי כולם מכורים אע"פ שהם חוצה לו ויש מי שכתב דדוקא כשהן בין המצרים וכתב לו אילין מצרנהא:

One who sells the bathhouse has sold the room of the boards on which they sit when they are naked, and the room of the basins (that is, wooden bowls in which they put water before each and every one) (the Rav haMaggid there, in the name of ibn Migash) with which they take the water, and the room of the benches in the courtyard of the bathhouse on which they sit when they are clothed, and the room of the towels with which they dry themselves; but he has not sold the boards themselves, nor the basins themselves, nor the benches themselves, nor the towels themselves. And when he said to him: it and all that is in it — all of them are sold. Either way, he has not sold the pools that supply it with water, whether in the summer or in the rainy season, nor the woodshed. And if he said to him: I am selling you the bathhouse and all its appurtenances, all of them are sold, even though they are outside it. And there is one who wrote that this is specifically when they are within the boundaries, and he wrote him: "these are its boundaries".
